Why this company exists
The land industry runs on asymmetry: sellers who know the parcel's problems and buyers who discover them in year two. We watched it from both chairs โ as buyers burned by "road access" that existed only on aerial photographs, and as investors who learned that the profitable path and the honest path in land are, over any horizon that matters, the same path. Strategic Land Purchases was built on that observation. We verify land the way disciplined buyers verify it, we publish what we find including the imperfections, and we let the compounding force in this business โ reputation โ do the work advertising can't.
What we actually do
We acquire land in three arenas: Florida, our home state, where we concentrate on the inland growth corridors catching the state's relentless population expansion; the wider United States, selectively, where Sun Belt migration and value-interior pricing create positions worth taking; and Central America โ titled property only โ in Costa Rica and Nicaragua, where hemisphere-best coastal value rewards buyers who insist on registry-verified paperwork. We sell what we acquire to build-now buyers, long-hold investors, homesteaders, and dreamers with discipline โ and we buy directly from owners whose land has outlived its plan.
The diligence standard (what "verified" means here)
Before a parcel carries our name, it passes the same gauntlet we teach in our public buying guide: a title search confirming clean, insurable ownership; legal access confirmed in recorded documents, not assumed from maps; county zoning confirmed against the listing's implications; the utility picture stated in real distances and real costs; FEMA flood and wetland review; and, where scale warrants, survey and environmental assessment. In our international markets the standard translates rather than relaxes โ Registro studies through independent local counsel in Costa Rica, full reform-era title histories in Nicaragua. When a check surfaces an imperfection, the listing discloses it. That sentence is the entire company.
The principles we operate by
- Verification before listing. We do the diligence first, at our expense, and show the work.
- Disclosure over polish. The wetland acreage, the power distance, the neighbor's junkyard โ in the listing, not in your year-two discovery.
- Professional closings without exception. Title company or attorney, escrow, recorded instruments โ on a $5,000 parcel exactly as on a $500,000 one.
- Honest financing. Where we carry owner financing, the instruments record, prepayment is penalty-free, and the full cost of the terms sits in daylight.
- Both directions of honesty. When selling to us is your wrong move, our offer letter says so; when a parcel doesn't fit you, we say that too. The mismatched deal costs more than it pays.
- A principal answers. Every inquiry through the contact page is read and answered by the people who buy the land.
Who we serve
Our buyers are first-parcel families and portfolio investors, Florida builders and Tennessee homesteaders, retirees pricing a Costa Rican ridge against a Florida winter, and value hunters with the risk appetite Nicaragua rewards. What they share is temperament: they read the diligence materials, ask the uncomfortable questions early, and decide deliberately. Land favors exactly those people โ and so do we.
How we think about growth (ours and yours)
We grow the slow way on purpose. Every parcel is bought with our own diligence and, frequently, our own money before it's offered with our name; every market we enter, we enter as buyers first, because you cannot honestly sell ground you wouldn't hold. The plan for the coming years is depth over breadth โ deeper Florida corridor coverage, a carefully widened U.S. footprint, and a Central American practice that stays titled-only forever. If that pace costs us volume, we consider the price fair: this company is built to be recommended by its buyers a decade from now, and every shortcut declined is a deposit in that account.
A note on the name
"Strategic" is a promise about method, not a decoration. Every purchase here โ ours or yours โ should be able to answer three questions in one breath: why this ground, why this price, and why now. The guides on this site exist to make those answers teachable, the diligence standard exists to make them verifiable, and the conversation at the end of every page exists because strategy, in the end, is personal: your acreage, your horizon, your reasons.
