DATA CENTER LAND

The most valuable farmland in America
is now measured in megawatts.

A parcel that grazed cattle for sixty years can be worth more than the town it sits beside — if the grid reaches it. Here is how that market actually works, written for the person who owns the land rather than the fund trying to buy it.

Something unusual has happened to rural land values in the last three years. A parcel's agricultural yield, its road frontage, its soil class — the things that priced land for a century — have been overtaken by a single question: how quickly can this site get power?

Cushman & Wakefield put the 2024 US average for data center land at roughly $244,000 per acre, with parcels of 50 acres and up rising 23% in a single year. At the other end, CBRE has reported recent and pending transactions in Northern Virginia and the Northeast clearing $8 million per acre. Those are not the same market, and no honest page averages them. What they have in common is that the price is set by electricity, not dirt.

This section of the site exists because almost everything written about data center land is written for the buyer. The developer has a site selection team, a utility relations group and a law firm. The landowner who gets a call from a land agent on a Tuesday afternoon has none of that, and usually no idea what their own parcel is worth.

What is driving this

AI training and inference workloads consume power at densities the industry was not built for. A traditional colocation hall might draw 1 to 30 megawatts. A hyperscale AI campus is specified at 100 MW or more at the site level, and the largest announced projects run far past that. Build.inc, which advises on site selection, describes power as "the dominant filter" — everything else is secondary.

The constraint is not generation. It is delivery. Interconnection queue studies run 24 to 36 months in constrained markets, frequently with upgrade obligations attached. Time to energize — from utility application to actual power delivery — runs about 18 months where conditions are favourable and five years or more where they are not.

That timing gap is what reprices land. A parcel where power can be delivered in 18 months and a parcel where it takes five years are not two prices for the same thing. They are different assets.

Northern Virginia hit its ceiling, and the map moved

For twenty years the answer to "where do data centers go" was Loudoun County. That market is now power-constrained, and capital has gone looking. The markets drawing it in 2026:

  • Texas — the consensus first choice, from Dallas and Houston down to Abilene →
  • Georgia — the Atlanta corridor and a workable permitting climate →
  • Pennsylvania — nuclear restart, state task force, Northeast position →
  • The Carolinas — strong grid, better economics than either neighbour →
  • Ohio — Columbus and the rural corridor →
  • Louisiana and Mississippi — Meta and Compass have already committed →
  • Central Washington — the lowest power costs in the country →
  • The rural Midwest — Iowa, Kansas, Wisconsin, Michigan →
  • Northern Virginia — the constrained market everyone is leaving →
  • Florida — our home state, and an honest assessment →

What we do and do not do

We are a land company. We buy and sell acreage, and we have done it long enough to read a title commitment, a survey and a zoning map without help.

We do not list powered data center sites, and we do not claim developer relationships we do not have. This is a small industry and those claims get checked. What we can do is tell a landowner, honestly and in plain language, whether their parcel has the characteristics developers screen for — and what the realistic range of outcomes looks like if it does.

If you own land and want to know where it stands, send us the parcel number. If the answer is that your land is not a candidate, we will say that, because the alternative is wasting both our time.

Still working through it

Figures on this page are attributed to Cushman & Wakefield, CBRE, JLL, Colliers and Build.inc as noted, and reflect reporting through 2026. Land pricing moves quickly and varies enormously by market and site readiness. Nothing here is an appraisal, a valuation, or legal advice.
