Can I Put a Mobile Home on My Land?

Manufactured housing is the most realistic route to a home on rural acreage for a great many buyers, and it is permitted far more widely than RV occupancy. But permitted is not unconditional: counties commonly impose age limits, foundation requirements and minimum dimensions, and a home that satisfies one county will be refused by the next one over.

Why manufactured housing clears bars an RV cannot

The regulatory distinction rests on construction standards. A manufactured home built after June 1976 complies with the federal HUD code, which governs structure, fire resistance, energy efficiency and plumbing. A recreational vehicle complies with nothing comparable, because it is built to be travelled in rather than lived in. Counties draw the line at that standard, and it is why a manufactured home is a dwelling in most ordinances while an RV is not.

That single fact opens rural land to buyers for whom stick-built construction is out of reach. It is also why the age of the home matters so much: a pre-1976 unit falls outside the HUD code entirely, and most counties will not permit one at any price.

The four conditions counties impose

Age. The most common obstacle, and the one that catches buyers who found a bargain. A county with a year-2000 cutoff will refuse a 1994 home regardless of its condition. Check the cutoff before buying the home, not after.

Foundation. Many jurisdictions require permanent placement — piers or a poured foundation, tie-downs to code, skirting, and removal of the towing gear. Budget for it; the work commonly runs into five figures once site prep, blocks and utility connections are counted.

Minimum size. Some zones set a floor on dwelling square footage or width, which quietly excludes single-wide homes. This is often the real intent of the rule.

Covenants. County zoning may permit what a subdivision's covenants forbid. Deed restrictions run with the land and are enforced by neighbours rather than the county, which makes them both easy to overlook and expensive to violate. Read the recorded covenants before you buy.

The financing consequence worth understanding

A manufactured home on a permanent foundation, titled as real property along with the land, is financeable with a conventional mortgage. The same home left on axles and titled as personal property requires a chattel loan — shorter term, higher rate, and materially more expensive over its life. The foundation requirement that feels like an imposition is frequently the thing that makes the purchase affordable.

What to verify before you buy the parcel

Call the county planning office with the parcel number and ask: is manufactured housing permitted in this zone, what is the age cutoff, is a permanent foundation required, and is there a minimum dwelling size? Then pull the recorded covenants for the parcel and read the dwelling restrictions. Then confirm septic feasibility, because a home you can place is still a home you cannot occupy without a permitted system — see the perc test.

Run the risk scorecard on the parcel while you are at it. Zoning, septic and access together decide whether affordable land becomes an affordable home or an expensive lesson.
