SOUTHEAST COMPARISON

Florida vs Georgia Land: An Honest Comparison

Neighbouring states with very different land economics. Florida has no state income tax and significant physical risk in wetlands and flood zones. Georgia has cheaper inland acreage, real timber value, and a different security instrument entirely.

Buyers looking at the southeast almost always compare these two. Both have warm climate, long growing seasons and active rural land markets.

The decision usually comes down to tax position against physical risk, and to whether you want coastal plain or piedmont and mountain ground.

Wetlands is the Florida question

Large parts of inland Florida are wetlands or contain wetland pockets, and a determination can make a parcel unbuildable regardless of what the listing implies. This is the most common way buyers lose money on Florida land, and it is entirely avoidable.

Georgia has wetlands too, particularly on the coastal plain, but the proportion of affected inventory is lower and the pricing tends to reflect it more honestly.

The security deed changes the Georgia structure

Georgia uses a deed to secure debt rather than a mortgage. The borrower conveys legal title to the lender, who reconveys on payoff, and foreclosure is non-judicial and fast.

Florida uses mortgages with judicial foreclosure, which is slower. For a buyer on seller financing that means more time if things go wrong in Florida, and a faster seller remedy in Georgia.

Timber versus platted lots

Georgia value frequently sits in planted pine, a managed crop with a predictable cycle. Where a parcel sits in that cycle materially affects what it is worth, and harvest history is the question to ask.

Florida has an enormous inventory of paper subdivisions platted decades ago where the roads were never built. The lot is real and there is no way to drive to it. If a Florida price looks impossible, this is usually why.

Who should buy which

Buy Florida if the income tax position matters and you are prepared to pay for a wetlands determination and check the FEMA maps carefully. Inland counties offer genuine value to a careful buyer.

Buy Georgia if you want timbered acreage at lower prices with fewer wetlands surprises, and are comfortable with a state income tax. South Georgia delivers more usable land per dollar than most of Florida.

Frequently asked

Is Florida or Georgia cheaper for land?

South and southwest Georgia generally trades below comparable inland Florida acreage. Both states vary enormously by region, and coastal or metro proximity dominates pricing in each. Compare specific counties.

Do I need a wetlands determination in Florida?

On inland acreage it is strongly advisable. A wetlands designation can prevent building entirely and is the most common expensive surprise in the state.

What is a security deed in Georgia?

The instrument Georgia uses instead of a mortgage. The borrower conveys legal title to the lender, who reconveys on payoff. Foreclosure under it is non-judicial and fast.

Which state has better hunting land?

South Georgia timber country offers strong deer and turkey habitat with established hunting culture. Florida hunting is good but public access is more constrained and private leases are competitive.
