OUR PROCESS

How Strategic Land Purchases Works

We source undervalued rural land, match it to buyers in our registry before public listing, and close with transparent documentation. Here's exactly how every step of the process works.

Rural land transactions fail when buyers don't have enough information and sellers don't have the right buyer. The Strategic Land Purchases model is built to solve both problems simultaneously: we source land before it hits the open market, match it to buyers whose criteria we know in advance, and close with documentation that gives both sides confidence in what they're exchanging.

Here's exactly how every part of that process works.

How We Source Land

The best rural land deals don't start on LandWatch. They start with a phone call from an estate attorney whose client inherited 200 acres in Arkansas and needs to settle the estate within six months. Or a farm lender who has an REO property that needs to move before year-end. Or a landowner who's held their family's timber tract for 40 years, wants to sell, but doesn't want to deal with the public listing process.

We've spent years building the relationships in our target markets that generate this pre-market inventory. The sourcing network includes:

This sourcing network produces inventory that never reaches national listing sites — or reaches them only after our registry members have had first access. The inventory advantage is real and it's the primary benefit of registry membership.

How We Evaluate Properties Before Acquisition

We don't acquire land just because it's available. Our evaluation process for every potential acquisition:

Price Relative to Comparable Sales

We pull the last 12–24 months of comparable sold parcels at the county courthouse or through AcreValue and establish a data-driven value range before making any acquisition offer. We won't acquire at prices we can't defend to buyers with the same comparable sales data.

Timber Assessment

For any property with significant timber, we commission an independent timber cruise before acquisition. We know the timber's current market value before we price the property to buyers — no guessing, no seller-provided estimates that may be years out of date.

Title Examination

We engage a local real estate attorney to examine title to marketable title standard before acquisition. Heirs property issues, mineral severance, undisclosed liens, and access easement problems are identified and resolved or disclosed before we ever present the property to registry members.

Access and Infrastructure Verification

We physically verify that road access is legally deeded and functional. We document water access (existing well production, spring flow, or creek access). We identify any development requirements and budget them accurately before pricing.

The Buyer Registry: How Matching Works

When you join our buyer registry, you provide: target states, budget range, acreage range, intended use, payment preference (cash, owner financing, bank loan), and your timeline. This profile is stored in our matching system and compared against every property we acquire or have under active sourcing.

The matching is not automated spam — it's personal. When a property in our pipeline matches your profile, a member of our team reviews the match manually before contacting you. We don't send you properties that don't fit your criteria just to fill your inbox.

When a match is identified, you receive: a direct call if you've provided a number; an email with the property summary, price, acreage, location, and key features; access to our due diligence documentation; and a first-look window (typically 5–7 days) before the property goes to broader marketing. If you want to proceed, we schedule a property visit within the first-look period.

The Parcel Review Service: For Land You Find Yourself

Our buyer registry delivers properties to you. But many buyers also find properties independently through LandWatch, Lands of America, local brokers, or word of mouth. For these properties, our parcel review service provides an honest independent evaluation:

The parcel review is free, takes 48 hours, and requires only the listing URL or property details. Submit via our parcel review page.

Closing: How Transactions Work

We close through local real estate attorneys in the state where the property is located — not national title companies that don't know local customs and don't have local courthouse relationships. The local attorney handles: deed preparation and recording, title insurance, any lien payoffs, proration of property taxes, and the mechanics of the closing itself.

For owner-financed transactions, we prepare a promissory note and deed of trust (preferred over contract for deed) that are reviewed by the buyer's attorney before signing. We always recommend that buyers engage their own local attorney to review transaction documents — even when our attorney is handling the closing. An additional review costs $200–$400 and provides independent confirmation that the documents say what everyone believes they say.

After closing: the deed is recorded at the county courthouse that day. We provide the buyer with copies of all closing documents, the recorded deed, the title insurance policy, and any easement or restriction documents affecting the property. We're available for questions after closing as the buyer establishes their relationship with the new property.

Our Pricing Philosophy

We don't mark properties up 40% over acquisition cost and call it "fair market value." Our pricing target is acquisition cost plus development, carrying, and transaction costs, plus a margin that reflects the sourcing, due diligence, and risk we've taken on — not a margin that exploits the information advantage we have over buyers who don't know what we paid.

We publish comparable sales documentation with every property we sell. If you can find a better-documented comparable sale that justifies a lower price, we'll discuss it. The goal is transactions that both sides would do again — buyers who got real value at a fair price are the buyers who refer others and come back for their next property.

The Seller Side: If You Have Land to Sell

If you have rural land you're considering selling, we're a direct buyer for properties that fit our acquisition criteria: undervalued relative to the market, timber or recreational land in our source states, with clear title and legal access. We close quickly with cash, without the marketing process and uncertainty of a public listing. Learn about selling your land to us →

Frequently Asked Questions

How does Strategic Land Purchases find land before it lists publicly?

We maintain active relationships with estate attorneys, farm lenders, rural county clerks, local land brokers, and landowner networks across our target markets. When family land is transitioning — through estate, financial pressure, or voluntary sale — we often hear before any listing agreement is signed. We also source through direct outreach to rural landowners in target counties, timber company land disposals, agricultural lender REO properties, and county tax auction monitoring.

Is the buyer registry free?

Yes, the buyer registry is completely free with no commitment. You provide your criteria — target states, budget, acreage, intended use, payment type, timeline — and we match you to parcels that fit before they go to public listing. There is no fee to join, no obligation to buy anything, and you can update or remove your profile at any time.

How does Strategic Land Purchases make money?

We earn income through the spread between what we acquire land for and what we sell it for — we buy at value, improve where applicable, and sell at fair market prices to buyers in our registry. On some transactions we act as a broker earning a commission from sellers. We do not charge buyers listing fees, registration fees, or subscription fees. Our incentive is aligned with buyers: we succeed when buyers receive good value at fair prices.

Does Strategic Land Purchases help with due diligence?

Yes. For parcels in our inventory, we provide buyers with our own due diligence documentation including timber cruise reports where applicable, title examination summaries, flood zone maps, and road access verification. For parcels buyers have found independently through our parcel review service, we evaluate the listing and flag any obvious concerns. We also maintain relationships with local foresters, title attorneys, and surveyors across our source markets and provide referrals when needed.

What happens after I join the buyer registry?

After joining, your profile is scored and matched against our current inventory and active acquisition pipeline. When we acquire a parcel matching your criteria, you receive a direct notification — phone call if you've provided a number, email in all cases — describing the parcel, the price, the key features, and the documentation available. You have a first-look window before the property goes to broader marketing. If you want to proceed, we schedule a property visit and provide full due diligence documentation.
