This is the band where the choices get interesting. Below it you are mostly buying remoteness and accepting problems. At this level you can usually solve for access or water, and sometimes both.
It is also the band where owner financing is most common, which means the practical reach of a twenty thousand dollar budget is often considerably larger than the number suggests.
What comes into range
Small acreage in the Ozark counties of Missouri and Arkansas with recorded access. Timbered parcels in Mississippi and Alabama. Larger high desert acreage in New Mexico and Arizona. Recreational ground in southeastern Oklahoma within reach of Dallas.
In each case the step up from the under-ten-thousand band usually buys you the thing that was missing: a road, a viable well, or a parcel large enough to be worth owning.
Where the money is best spent
Given a fixed budget, access is almost always the better purchase than acreage. Forty landlocked acres are worth less than ten acres on a county road, both to use and to resell.
Water is the second priority. A parcel with a proven well or a neighbour whose well produces at reasonable depth is worth a meaningful premium over one where the answer is unknown.
What to check before you buy at this level
- Recorded legal access, confirmed in the county records rather than described by the seller.
- Well depth and yield on neighbouring parcels, which is the best available proxy for your own.
- Perc test results if you intend to build, or a contingency for one.
- Flood zone and wetlands status, particularly in the southeast.
- Whether timber or mineral rights convey, in states where severance is common.
Frequently asked
How much land can $20,000 buy?
It varies enormously by state and by what the parcel offers. The same budget might buy a few acres with road frontage and power nearby, or many times that acreage in remote high desert. Acreage alone is a poor measure of value.
Is $20,000 enough to build on?
The land purchase is usually the smaller part. Well, septic, driveway and power can each cost thousands, and together frequently exceed the price of the land in this band. Budget the whole project, not the parcel.
Should I buy more remote acreage or less land with access?
Access, almost always. Landlocked land is harder to use, harder to finance and much harder to sell. The premium for recorded access is usually the best money spent at this level.
Can I finance a purchase this size?
Owner financing is common and banks are generally uninterested in raw land at this value. Expect 10 to 20 percent down from a seller carrying the note.
