What happened
For two decades the answer to "where does a data center go" was Loudoun County and its neighbours. Enormous fiber density, established operators, deep supply chain, favourable state policy. Build.inc still names Virginia among the three states with streamlined permitting pathways.
What ran out was not land, and not political will. It was deliverable power.
CBRE has reported recent and pending transactions in Northern Virginia and the Northeast exceeding $8 million per acre, and ties that pressure directly to the shortage of powered land. Not to location. To the scarcity of sites that can actually be energized.
Why this matters everywhere else
The Northern Virginia ceiling is the single most important fact in the national land market, because it is what set capital looking. Texas, Georgia, Pennsylvania, the Carolinas, Ohio, Louisiana, Mississippi — every emerging market on every 2026 list is on that list partly because Virginia filled up.
It also set the mental anchor that causes landowners the most trouble. The $8 million figure is real, and it describes a specific thing: a site in the most constrained market in the country where power delivery has already been solved. It is not a national benchmark and it does not apply to raw acreage anywhere. Why the numbers cannot be averaged →
Is the Virginia market over
No. It remains the largest concentration of data center capacity in the world, with unmatched fiber density and an operator ecosystem nothing else approaches. Projects continue.
What has changed is that incremental large load is difficult and expensive to serve, which pushes new greenfield development outward. The market is constrained, not closed.
For a Virginia landowner
If you own land in or near the Northern Virginia corridor with any credible power position, you are in the most valuable land market in the country and you should be professionally represented. Not by a general real estate broker — by someone who does data center land specifically.
If you own Virginia land away from the corridor with no transmission access, the headline numbers do not apply to you, and understanding that early is worth more than hoping otherwise.
